Your Team

As the Pre-Construction Manager, you will be responsible for the preparation of cost estimates for projects at key stages throughout the development process. You will also be responsible for the development of pre-construction schedules. In this role, you will liaise between consultants, trades, suppliers, construction and the development team to ensure the accuracy of information and understanding of design parameters for pricing. Ultimately, you will be responsible for all front-end construction considerations including budgeting, scheduling, design review and value engineering and liaising with the construction team to link the front-end design and construction processes together.

Your Key Deliverables

Budgeting/ Estimating

  • Create project estimates from feasibility stage, conceptual design and ultimately construction to guide design decisions
  • Compare budget updates from the Project Manager to pre-construction estimates
  • Provide input as needed in the tender process to ensure clarity on assumptions
  • Compare and contrast internal estimates with third party estimates as needed
  • Work with project team to drive alignment on project assumptions throughout early stages of projects
  • Compile historical project information and input into relevant databases
  • Maintain current, competitive cost and product information under changing market conditions
  • Perform analysis on historical data and future cost information
  • Quantity surveying/takeoffs as required
  • Support the creation and refinement of budgeting templates and internal tools
  • Support and develop documentation to feed into proforma development
  • Assist in refining and evaluating feasibility of project specifications and alternative products or specifications
  • Attend meetings in person and virtually as assigned, to support/provide guidance throughout the design cycle on construction/design items that impact construction costs or schedule
  • Assist in evaluating new product typologies, materials and built forms
  • Assist in evaluating projects for potential third-party CM/GC roles as appropriate
  • Stay current with industry changes and share learnings with broader team

Scheduling

  • Creating preconstruction schedules to maximize project success
  • Determining major events/activities required to support the preconstruction schedules
  • Working with project team to determine any site conditions/constraints that will affect construction, and incorporate those constraints into the preconstruction schedules
  • Auditing and analyzing third-party schedules to provide feedback and recommendations to project team to ensure successful project execution
  • Analyzing the impact of changes to schedules and cost proposals and providing recommendations to project team
  • Creating and maintaining a master schedule tracking all preconstruction and construction projects

Managing External Relationships

  • Build relationships with consultant team and recommend qualified new consultants as needed
  • Develop and maintain relationships with existing preferred vendors and review new projects and new vendors to identify opportunities for improved quality and cost effectiveness
  • Promote a professional business relationship with trades, suppliers and consultants

Must Haves

  • 5+ years of preconstruction experience focused in estimating, scheduling, and/or project management, including:
  • 2+ years estimating for mid and/or high-rise residential, mixed-use projects (6 storeys+)
  • Experience with all classes of estimates (ROM through Class A)
  • An undergraduate degree or diploma in Engineering, Construction/Project Management, or Construction Estimating
  • Knowledge and experience with budgeting, construction process and materials, specifications, engineering and techniques associated required
  • A sound understanding and technical foundation of various building types (concrete/wood frame/steel construction), construction systems and methods, construction specifications, building codes and requirements
  • Proficient in Accounting and Estimating Software, and Microsoft Office Suite

Nice to Haves

  • Post-graduate degree in in an associated discipline Experience working with projects from the feasibility stage and providing value engineering input throughout the design process
  • Experience with LandDev, Newstar and/or Build Pro
