The Opportunity:
The Estimator is responsible for ensuring the quality, quantity and delivery of lumber being supplied and distributed by the trade partners which aligns with housing specifications.
What you’ll be responsible for day to day:
- Prepares construction cost estimates from initial design to final working drawings;
- Manages, monitors and updates construction budget;
- Reviews drawings and create Value Engineering list for all projects;
- Prepare scopes of work for trades and review with Contracts Manager and Construction team;
- Prepare bidders list and review with Contracts Manager, Construction Manager and VP of Construction;
- Prepares and manages Tender Packages which includes scopes of work and tender documentation for the trades;
- Follow up with trades during the tendering process to ensure bids will be submitted on time and that any questions that need to be answered are;
- Prepares the tender analysis based on submitted bids from the trades;
- Follows up with trades if information is missing from their bid;
- Reviews Tender Analysis with Contracts Manager to determine which trades will be invited in for trade meetings;
- Meets with trade contractors and as part of the contract award procedure; reviews scope of work, prepares minutes and letter of intent;
- Reviews and reads plans and specifications, creates take-offs (material lists) to obtain details on lumber required for each home;
- Orders lumber in accordance with site requirements. Ensures that all required materials are at the unit prior to scheduled start of construction;
- Maintains and makes changes to material take-offs by corresponding with site teams,
- Upload take-offs on NewStar Enterprise software and update / maintain accurate take offs with latest contracted unit rates
- Escalates problems and issues on plan design and drawings to the Manager or appropriate department;
- Prepares, reviews and edits contract documents;
- Help creating monthly estimated cost to complete reports with required tender analysis updates
- This position requires frequent construction site visits
Who we’re looking for:
Education: Post-Secondary Education either a University Degree (Civil Engineering, Architectural or Engineering degree or related discipline) or a College Diploma (Construction Management, Civil Engineering Technologist or related discipline).
Experience: A minimum of three to five (3-5) years of relevant work experience in construction management as an Estimator.
Specialized Skills, Knowledge and Abilities:
- Microsoft Office (Word, Excel), Outlook
- Previous experience with lumber management is an asset
- On Screen Takeoff computer programming is an asset
- Knowledge of residential construction (low-rise residential), Occupational Health and Safety Act
