Job description: Role impact:

This position will be responsible for activities related to the financial underwriting and reporting of development activities at Cadillac Fairview. Under the direction of the Director, this position will support the Development Senior Leadership Team (SLT) with oversight related to proforma updates, cost tracking, return calculations and approval documentation. This role is responsible for ensuring the consistency and integrity of financial reporting for the Development department.

What you will deliver:

  • Assist Development Analysts and Associates with financial underwriting and proforma updates for development projects across a variety of asset classes (retail, office, residential and hotel);
  • Review proformas on a monthly basis to ensure accurate updates related to cost tracking, leasing assumptions and return calculations;
  • Ensure consistency and quality control related to the underwriting of new developments;
  • Assist Director with quarterly updates and reporting to the Executive Team and Board of Directors;
  • Create and review business cases for approval of development projects;
  • Look for creative and prudent ways of optimizing returns with analysis of multiple scenarios and varied phasing for development projects;
  • Responsible for supporting preleasing, joint venture and debt financing negotiations with the SLT;
  • Monitor on-going asset-level financial performance of development projects relative to original budget expectations;
  • Provide input on valuation and accounting procedures and policies with respect to recognizing development prior to asset becoming operational;
  • Responsible for outlining the strategic and financial implications of development projects;
  • Collaborate with the Tax team in regards to the financial implications of new developments;
  • Assist Legal team in capturing business terms in negotiated lease agreements;
  • Attend Portfolio leasing meetings with Senior Vice President, Portfolio to gather office market transaction information for Development;
  • Research and identify policy/grant initiatives by the government, which are in the interests of the company’s development.
  • Train and mentor junior members of Development group by instructing, assigning, and reviewing work to increase team’s overall level of expertise and develop future talent for the department.

What your strengths are:

  • Strong knowledge of financial concepts, cash flow modeling, Time Value of Money, Corporate Finance, NOI property calculations, market research
  • Strong communication skills required to communicate complex analysis simply and persuasively to senior leaders and business partners in various disciplines (Finance, Valuation, Tax, etc.)
  • Effective negotiation skills. Detail-oriented and good judgment/business sense to understand the implications of negotiation add-ons and concessions
  • Ability to manage concurrent projects and meet deadlines
  • Advanced computer skills in the use of Excel, Argus, Word, and PowerPoint
  • Ability to work across functional teams and external joint venture partners, brokers, and tenants
  • Strong analytical and problem solving skills
  • Ability to recommend the use of new or unconventional analytical techniques to support decision-making by senior leadership

What you need to succeed:

  • Undergraduate Degree in Business, Economics or Real Estate
  • MBA / CFA / AACI / MRICS an asset
  • Professional accreditation in areas of project management / real estate valuation an asset
  • Minimum 7 years in a related field, in Multi-sector Real Estate / Property Development / Investment Banking / Asset Management / Valuation industry
  • Minimum 2 years supervisory or mentoring experience of people and projects related to Real Estate
