We are always looking for the best and brightest to join our thriving community. Dream is currently looking for an Analyst to join the Asset Management Team of Dream Office REIT, covering assets & new developments for Dream Unlimited, Dream Impact Trust and Dream Office REIT.

The Senior Analyst will be responsible for tracking and aggregating portfolio leasing activity and key performance indicators (“KPI”), perform financial analysis and deliver value added management reporting for the Office team. The successful candidate must be a critical thinker with the ability to assess, synthesize and communicate issues and solutions as a key part of the Office team.

What will you do?

Below are some of the primary responsibilities you will be taking on in this role:

  • Provide support to senior leadership team by monitoring leasing activity against budget, performing lease deal analysis, KPI’s roll-up, monitoring business results and forecast, communicating the performance projections of the company, and assisting with ad-hoc analysis;
  • Maintain internal databases (Excel and Argus) with the assistance of the Analyst;
  • Analyze, review and summarize market data to understand changes in the market and impact on our regional performance and leasing strategy;
  • Work on internal and external property valuations, by updating Argus models, interacting with external consultants and auditors, as well as performing analysis and providing explanations on value changes;
  • Perform ad-hoc analysis as required related to lease deal analysis including KPI’s and impact on value;
  • Participate in leasing update meetings, track leasing activities, and preparation of monthly and quarterly reports on activity for senior management;
  • Review and summarize leases and be able to understand key terms of legal documents;
  • Conduct market research on a regular basis;
  • Create and maintain financial models using Argus Enterprise and Excel for various cash-flow, leasing, and valuation analysis;
  • Assist in creation and execution of asset strategy plans; and
  • Assist in developing leasing underwriting assumptions for new developments & acquisitions.

What type of experience should you have?

These are some of the things we would like you to bring to the table:

  • 1-3 years of related experience in real estate: asset management, investments or financial analysis;
  • Bachelor degree in business, economics or real estate. MBA, CFA or CPA designations are a plus;
  • Have a strong interest in real estate, and the motivation to constantly learn and challenge yourself;
  • Very proficient in Microsoft Excel. Strong spreadsheet and data manipulation skills;
  • Argus Enterprise experience is preferred;
  • An assertive self-starter with the ability to work independently under minimal supervision;
  • Strong attention to detail is required; and
  • Superior interpersonal and oral/ written communication skills including the ability to effectively communicate with all levels of the organization.
